			<content:encoded><![CDATA[<h4 style="text-align: justify;">The Merced City Council has adjusted development fees to reflect current  economic conditions and encourage reestablishment of a new house  construction sector.  The revised fee structure and efficient designs  provide a basis for offering new homes to the public at very reasonable  prices.  Certainly foreclosure and &#8220;short sale&#8221; properties will dominate  inventories for some time, but South Merced Development Co. believes a  significant segment of buyers would prefer a new home.  To this end, it has constructed models at its Merced Meadows  site located at Gerard and Barroso.  Qualified buyers may purchase any  of five home designs, each with several options available.</h4>
